East Bali is the authentic part of the island and a must for both culture and nature lovers. On the coast, there are several small villages and fishing villages where locals live among the green rice fields. Perhaps when you have been there, you had a wild thought and considered investing in property and possibly building something for yourself here. You will not be the only with this wild thought, among foreign investors Bali is extremely popular. Prices of property in South Bali will be high, but also in the quieter East, prices have risen over the years.

The real estate market in Bali
In Bali, real estate prices are fairly high compared to other Asian areas. This is because Bali is westernised, causing many foreign investors to increase Balinese real estate prices. Make sure not to overpay. Do good market research in advance. Usually, the property has to be paid over a longer period so know what you are investing in. Contact agents who are affiliated with a reliable company with a recognised name in the market. A good agent will guide you through the entire process from buying a property to possibly requesting a building permit. Make sure you have a good contract with the owner of the property and not just agreements with the agent. Don’t just transfer transactions to the agent without a reliable contract.

Property rights
Many foreigners want to invest in property with property rights. However, foreigners cannot purchase and directly own property in Indonesia. This is contrary to Indonesian laws. What is possible, is to use an Indonesian company or representative as the owner of the property. This can often be done through local contractual institutions. The risk remains that you are still not the direct owner of the property and are not protected in this. However, If you take the risk and succeed without any problems, you will experience a significant number of benefits such as a higher price increase because property with property rights is more attractive in the market than a property without property rights.

Location
Choose a location in East Bali where you feel comfortable. If you want to make a good investment for later, it is best to invest in beachfront property, yet in a quiet place away from all the noise and crowds. Bali is one of the most visited holiday islands in the world, and in a few years, a new city may emerge that will be overwhelmed by tourists. It is therefore important to determine in advance what you prefer and to estimate how this area might change in the future.
