Terang Awards Bali, the island’s new real estate awards programme, begins with one rule that does not bend: nothing about it can be bought. There is no fee to nominate, no fee to be judged and no fee to win. Eight categories and twenty four awards will be decided by an independent panel of five judges, and presented in February 2027 in front of 450 to 500 guests. The two organisations behind the programme, Bali News and Fullers Properties, are barred by published rule from entering or winning any category, in any year.
That last point surprises people, so I will be plain about it. Joannes Rhino, CEO of Bali News, and I built these awards. Neither of us holds a vote. Neither of our companies can ever take home a trophy. We wrote that into the rulebook before we wrote anything else, because an award is only worth what the market believes about how it was won.
Where the Idea Came From
It did not start in a boardroom. It started at a birthday celebration. Somewhere between the food and the cake, Joannes and I ended up talking about the thing we both spend our working lives around. He reports on Bali real estate. I advise buyers inside it. We came at it from different sides and landed in the same place.
The conversation was not a complaint. It was a question about what the two of us could contribute to this industry that would still matter in ten years. By the end of the evening we had an answer. Two weeks later it had a name, an independent judging panel, a gala date and a rulebook.
The People Who Never Make the News
For two years Bali property has been the subject of a great deal of noise. Headlines, reels and threads, many of them exaggerated, some simply wrong, almost all of them about what went wrong. Some of those stories are true and deserve to be told. But problems exist in every property market in the world, and if the only story a market tells about itself is its failures, buyers lose trust in everyone, including the people who have done the work properly for years.
There are many of them. Developers who wait for the permit before they break ground. Agencies that disclose their commission. Notaries who slow a deal down because something does not check out. Property managers who report honest numbers to owners. They rarely make the news, because doing things right is quiet.
Terang means light. Clear, with nothing hidden. The mission statement says it plainly: Terang does not exist to prove who is the greatest. It exists to illuminate those who quietly choose to do what is right.
How Winners Are Decided
Every nominee the panel scores is assessed on documented evidence, not on reputation or reach. The judges weigh four things, in this order.
- Compliance and verification. Licences, permits and legal standing carry the most weight.
- Track record and reliability. What was promised, and what was delivered.
- Transparency and disclosure. How openly a nominee deals with clients, fees and information.
- Peer and client standing. What the people who have worked with them say.
Transaction volume does not count. Marketing budgets do not count. Neither does who bought a table. Sponsors hold no role in nomination, judging or outcomes, and every sponsorship is capped so that no single brand can carry the programme.
The Inaugural Judging Panel
Scoring authority sits entirely with five independent professionals, each with standing in a different part of the industry.

Each category carries three placings.
- Developer of the Year
- Real Estate Agency of the Year
- Real Estate Agent of the Year
- Buyer’s Advisory and Investment Advisory of the Year
- PPAT Notary of the Year
- Cultural Sensitivity in Design Award
- Property Management Company of the Year
- Community Trust Award
Seven are scored by the panel. The eighth belongs to the public: the Community Trust Award is decided by reader vote. Nominees in that category pass the same compliance and verification screening by the panel before the vote opens, so the public chooses only among names that have already cleared the first test.
One Night in February 2027
The inaugural gala brings developers, agencies, advisors, notaries, property managers, designers, media and partners into one room for one evening, with Aspire Consulting Services as the official event organising partner. We intend it to be one of the biggest nights on the Bali business calendar, and the one evening of the year the industry does not want to miss.
Two percent of profit each year goes to an independently selected Bali community cause. The amount and the recipient are published after the event.

Nominations open shortly and cost nothing. Sixteen Inaugural Partner seats are being placed now. The same rules that keep the awards honest are what make a partner’s association worth something. A sponsor’s logo sits beside a standard the market can trust, precisely because it was never for sale.
